Project Period – 42 weeks – Value – £450,000

Following a successful tender CSBD were appointed to carry out repairs to a 6 bedroom rural property following an extensive fire.

The fire at the property had spread quickly resulting in damage to the entire structure which collapsed within the structure. The resultant smoke and extinguishment damage resulted in damage to all areas. The property had in part been stripped out and made safe by Emergency contractors prior to the consideration of reinstatement tenders being obtained.

As originally part of a working farm, the property has been in the same family for many years and has been extended and adapted in various phases. The homeowner was insistent in maintaining the original design as closely as possible as the property meant a lot to him and his family.

Following the roof replacement the task of reinstating the internal areas whilst balancing both the agreed budget and the client’s requirements.

In summary, the project comprised of the following:

  • Construction of new cut timber roof incorporating support steelwork.

  • Reconstruction of masonry gables.

  • Reconstruction of damaged chimney stacks.

  • Dismantle and reconstruct like for like construction of timber framed wall sections to external walls.

  • Replacement of all windows and doors.

  • Complete rewire of electrical system.

  • Strip out and replacement of central heating system suitable for large property.

  • Replacement of timber floor structure.

  • Removal and replacement of bespoke oak staircase.

  • Replacement of oak doors, architraves and skirting.

  • Replacement of oak woodblock flooring.

  • Plastering throughout.

  • Replacement of imported Oak kitchen units and appliances.

  • Replacement sanitaryware and bathroom furniture.

  • Installation of solid fuel stove and associated chimney flues

  • Decorations throughout

  • External decoration and landscaping

The roof structure was a big challenge as the roof had evolved with the many adaptions and extensions and a new complete roof was required from cut timbers. Working closely with the appointed Surveyors and Engineer CSBD were pivotal in finalising a working design that complied with Building Control and the Structural Engineer’s requirements whilst satisfying the client.

In what was a difficult and upsetting time for the client following the fire CSBD dealt with the project with empathy and understanding in order to ensure we met the clients expectations and request to minimise any change from the original design. This was achieved and the client was delighted with the final result.
